hch has needed to seek extensive legal advice from counsel on the Landlord Registration Act.
Counsel has advised that hch notify you of the Landlord Identity Law .
Counsel also advised that hch’s Owners should comply with the requirement to register with the municipality
Please note that paragraph 33 has been added to the form of lease.
It states 33. The owner of record for the property is ______________
According to the Landlord Identity Law the Tenant needs to be notified of the actual owner on the deed.
As an example if John Smith is on the deed as the owner and Smith Ptrs LLc is the business entity/Landlord John Smith is the Owner of Record
If Smith Ptrs LLC is the actual Owner and on the deed as Owner then that entity would be the Owner of Record
Please note that in the lease the word Owner has been replaced with Landlord.
